JOB DECRIPTION
POSITION/TITLE: Assistant Property Manager
Department: Property Management Operation
Reports to: Property Manager
POSITION SUMMARY
The Assistant Property Manager is to assist the Property Manager in effectively managing the assigned community. In the Property Manager’s absence, the Assistant Property Manager will assume all responsibilities associated with accomplishing community objectives as se forth by the Property Manager and the property owner. In addition, the Assistant Property Manager is directly responsible for maintaining daily, weekly, and monthly reports, including accurate reporting of rents and deposits received.
ESSENTIAL JOB FUNTIONS
Conduct all business in accordance with Lauth Communities policies and procedures, Fair Housing, and all other applicable federal and state laws.
INCOME COLLECTION
· Maintain accurate resident records. Update all rents, deposits, and application fees received from residents daily. Issue appropriate notices when necessary (e.g. late payments, eviction notices, or returned check memos). Deposit all receipts prior to bank close each day.
RESIDENT RELATIONS
· Maintain positive customer relations attitude.
· Physically inspect the community when on grounds, pick up litter, and report any service needs to maintenance staff. Will also inspect move-outs and vacancies upon request.
MARKETING
· Must be knowledgeable in all aspects of leasing and resident retention.
· Work with lease renewals each month.
· Responsible for keeping daily records on lease renewals and terminations
· Greet prospective clients, show community, and perform leasing duties.
· Answer and handle incoming phone calls from prospects, current residents, vendors, etc.
· Maintain awareness of local market conditions and trends. Contribute ideas to Property Manager for marketing community and improving resident satisfaction.
ADMINISTRATIVE
· Update required reports concerning move-out notices, activity, etc. daily and provide information to the Property Manager.
· Organize and file all applicable reports, leases, and paperwork.
· Proof read all lease paperwork and process move ins and move-outs.
· Process all security deposit move-out reports.
· Accept service requests from residents and route to maintenance for prompt processing. Conduct follow-up on service requests with residents when work is completed.
GENERAL
· Perform any additional duties assigned by Property Manager or Director of Multifamily. Sere as a backup for all Property Manager duties.
