POSITION OVERVIEW
The Service Manager will oversee the day-to-day maintenance of an asset assigned. This individual will be responsible for ensuring that physical assets are maintained to the highest standards, managing on-site maintenance teams, optimizing preventative maintenance programs, and ensuring compliance with safety and operational protocols. The ideal candidate is a hands-on leader with strong technical skills, excellent organizational abilities, and a proactive, solutions-driven mindset. The Service Manager reports to the Operations Manager.
KEY RESPONSIBILITIES
Maintenance Leadership and Team Support
- Provide hands-on leadership and direction to on-site maintenance teams across B&H properties to ensure consistent, high-quality service.
- Train, mentor, and support the development of maintenance team members. Participate in hiring, onboarding, coaching, and performance reviews.
- Foster a culture of safety, accountability, and high performance throughout the maintenance team.
Preventive Maintenance and Asset Management
- Develop and implement preventive maintenance programs to minimize equipment failures and extend asset life.
- Conduct regular inspections and audits to assess property conditions and identify areas needing attention.
- Confirm accurate replacement of capital items, ensuring proper repair-vs-replacement decisions are made.
- Ensure completion of work orders within 48 hours (excluding emergencies) and unit turns within five (5) working days, unless otherwise directed by the Operations Manager.
- Perform on-site work when necessary to support property functionality and appearance.
Project and Capital Improvement Coordination
- Collaborate with Operations Managers to schedule and execute capital improvement and renovation projects.
- Schedule vendor work as needed, ensuring timely execution and quality results.
Regulatory Compliance and Safety
- Ensure all maintenance operations comply with OSHA regulations and local, state, and federal requirements.
- Promote safe working practices and adherence to company policies at all times.
Vendor and Contractor Management
- Manage vendor relationships and oversee third-party contractors for services such as HVAC, plumbing, landscaping, and general maintenance.
- Monitor vendor performance to ensure cost-effectiveness and quality standards.
Inventory and Procurement Oversight
- Maintain inventory control of tools, equipment, and maintenance supplies.
- Oversee procurement processes to ensure timely and budget-conscious purchasing across sites.
Emergency Response and On-Call Coverage
- Respond to emergency maintenance issues and provide after-hours support when necessary.
- Ensure all maintenance staff are available to participate in the on-call rotation as needed.
Grounds and Curb Appeal
- Maintain property grounds as needed to ensure a clean, safe, and welcoming environment for residents and visitors.
- Support seasonal curb appeal efforts across multiple properties.
Cross-Property Collaboration
- Provide assistance to other B&H assets as needed to drive broader company goals and operational success.
EDUCATION, EXPERIENCE, AND SKILLS
- Minimum of three (3) – five (5) years of demonstrated success in apartment maintenance or a related field.
- A minimum of three (3) – five (5) years of experience in HVAC or formal technical training in heating and air conditioning is required.
- EPA certification required for refrigerant handling, or willingness to obtain certification upon hire.
- HVAC certification, required.
- For positions that require travel between properties, a valid driver’s license and reliable transportation are required.
- Working knowledge of OSHA standards and other environmental safety standards.
- Above average oral communication skills.
- Must be self-motivated, able to complete assigned tasks and can negotiate competitive pricing of supplies and contracted work.
- Provide your own hand tools including but not limited to power drills, impacts, and all non-powered hand tools.
- Able to operate all necessary tools to perform the essential functions of the position.

- Smart phone preferred for work purposes.
- Able to perform a variety of duties in all types of weather.
