Job Summary
We are thrilled to be expanding to Louisville! After successfully investing in and managing multifamily communities in Pittsburgh, Cleveland, and Buffalo, we're hiring a property manager for our first local asset: a beautiful 130-unit community on the East Side.
This leader will be the cornerstone of the Louisville team. We are looking for someone with a consistent on-site presence who is ready to take over an existing community, hire a top-notch team, and improve lives through real estate.

Core Responsibilities
- Maximize operational performance of properties by achieving occupancy and NOI goals
- Provide excellent customer service through prompt, professional, and authentically caring responses
- Hire, train, and lead the team to accomplish the goals of the property group
- Spearhead leasing efforts in partnership with the leasing agent
- Collaborate with the in-house asset management and accounting teams for budgets, variance reports, and payables
- Manage collections and delinquencies, including eviction court
- Oversee the completion of maintenance tasks and enhance the property's curb appeal
- Maintain clean and safe properties by resolving tenant complaints, conducting weekly onsite inspections, and enforcing rules of occupancy
- Develop and maintain local vendor relationships
- Manage turnovers and capital projects
- Coordinate the onboarding or offboarding of local properties
- Other duties as assigned to help Birgo improve lives through real estate
Successful Candidate Profile
Experience
- 4 years experience as a property manager
- Successful experience building and managing teams
- In-depth understanding of Louisville's market-rate multi-family industry
- Experience with AppFolio or similar property management software

- Technology savvy
- Excellent interpersonal skills
- Strong skills in written, verbal, and persuasive communication

Other Requirements
- Reliable personal transportation and valid driver’s license for property visits during business hours and as needed after-hours
