What You’ll Be Doing
Step into a rewarding role where your skills directly impact resident satisfaction and community operations. We are seeking a hands-on Service Technician to support our 144-unit Colts Crossing community in Georgetown, KY.
This is a pipeline opportunity designed to support ongoing and future maintenance coverage needs, with a strong focus on occupied service requests, vacant unit turns, and make-ready work. If you enjoy problem-solving, working independently, and taking pride in your work, we want to meet you.
As a Maintenance Technician at Morgan Properties, you will:
- Complete service requests in occupied apartment homes, including plumbing, HVAC, electrical, and general repairs
- Perform vacant unit turns and make-ready work to support leasing timelines
- Troubleshoot and repair appliances, fixtures, and building systems
- Handle general maintenance tasks such as drywall, carpentry, painting, and minor construction repairs
- Partner with the Service Manager and Property Manager to prioritize high-volume work orders
- Maintain interior and exterior areas in accordance with company standards and safety requirements
- Participate in on-call rotation (every other week) and respond to maintenance emergencies as needed
- Deliver excellent customer service when interacting with residents and team members
Compensation & Incentives
- Base Pay: $20.00 – $24.00 per hour
- Up to 50% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 quarterly
- On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule
- Monday – Friday: 8:00 AM – 5:00 PM
- On-Call Rotation: Every other week
- Must be available for emergency maintenance needs

What We’ll Expect From You
- Minimum 1 year of maintenance experience (multifamily, residential, facilities, or related trades preferred)
- Experience with occupied work orders, unit turns, and make-readies
- Moderate plumbing knowledge and basic electrical troubleshooting skills
- General maintenance skills including drywall, carpentry, and repairs
- Foundational HVAC knowledge; certification preferred but not required
- Ability to work independently and manage competing priorities in a fast-paced environment
- Reliability, strong work ethic, and responsiveness to urgent maintenance needs
- Valid driver’s license and reliable transportation
- Ability to commute within a reasonable distance of the property

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
